Where this came from

LandWise began as land intelligence — drone survey, terrain models and site analysis for owners and buyers who needed to know what a plot on Koh Phangan actually was before committing to it. Doing that work meant building the capture pipeline and the 3D explorer that every property on this site now runs on.

Selling property was the obvious next step, because the thing buyers most needed was the thing we had already built: a way to understand a property properly without being on the island.

How we work

We take a property onto our books, capture it ourselves, and list it only once that capture is complete. We act for the seller as their agent. We find and qualify the buyer, run the negotiation, and then coordinate the buyer, the seller, the lawyers and any specialists through reservation, due diligence, contract, transfer and handover.

Our job ends when the property has transferred, the seller has been paid, the buyer is in it and our commission has been settled — not when a price is agreed.

What we are not

• Not a law firm. We do not perform due diligence, draft contracts, or give legal, tax or financial advice. We coordinate the professionals who do.
• Not a portal. We do not aggregate other agents’ listings. Everything here is a property we have physically captured and are instructed on.
• Not a franchise. LandWise is independent and operates on Koh Phangan. We have no international office network and do not claim one.

Where we are

Koh Phangan, Surat Thani. We work across the island — Srithanu, Haad Yao, Thong Sala and the west and north coasts — and we survey it ourselves rather than buying map data about it.
