About LandWise
Buying land on a tropical island is mostly done on a walk and a feeling. You see a view, you see some trees, and almost everything that will decide whether the project works — how steep it really is, where the water goes in October, how much of it you are allowed to build on, whether a concrete truck can reach it — is invisible on the day.
So we started flying plots and measuring them properly: a drone survey, a 3D model of the actual ground, and an analysis on top of it that answers the questions a buyer cannot answer by standing there. That is LandWise Land, and it is still the centre of the company.
The same capability turned out to answer a second question. Once you can survey a hillside you can capture the building on it — the exterior, every room, the floor plan, the whole house openable like a dollhouse. Owners started asking for it so that buyers overseas could see a villa properly instead of scrolling nine photographs. That grew into LandWise Buy, where we now act for the seller: we market the property, bring the buyers, run the viewings, and stay with the transaction through the lawyers and the paperwork to handover.
And a guest choosing where to spend two weeks has the same problem as a buyer choosing where to spend twenty years, just smaller. The capture is identical, so LandWise Stay lets someone walk a villa before they book it.
One survey capability, three decisions it makes easier. That is the whole company.

Property marketing is filling up with generated imagery — renders of buildings that do not exist yet, and now AI images of ones that never will. It is cheap, it is flattering, and it is impossible for a buyer to tell apart from a photograph.
Everything LandWise publishes comes from a physical visit. The terrain is measured from our own flight, the building is captured from our own scan, the 360s are photographs taken standing in the room. If we have not been there, it is not on this site.
We are equally clear about the limits. Our measurements are planning-grade and indicative, never survey-grade, and they are not a substitute for a licensed land survey or for legal due diligence. Where a fact came from a seller rather than from us, we say so on the listing.
We are on Koh Phangan and we answer our own messages. Tell us what you are trying to work out and we will tell you whether we can help.
