The only thing we can’t schedule is the sky. If the weather turns we wait and tell you, because a model flown through cloud isn’t worth having.

After the analysis

The harder question is what to do with it.

The analysis tells you what the land is. It won’t tell you where the house goes. That part is judgement, and it’s what people ask us about once they’ve opened their model and started imagining something on it.

Straight answers

What do you need from me?
The title deed, and that’s it. Upload it when you order. We use it to find your exact parcel and plan the flight. If you don’t have the deed yet, send us the location and we’ll work from that.
Do I need to be there?
No. Most of our clients are in another country when we fly. There’s no meeting and no site visit to attend. The link lands in your inbox.
What happens if the weather is bad?
We wait. Flying in poor conditions produces a bad model, and a bad model is worse than none. We tell you the date once the forecast allows it, and the 48 hours runs from the flight rather than from your order.
Can I do this before I own the land?
Yes, and that’s when it’s most useful. Plenty of people order one while deciding whether to make an offer. You’ll need the deed number or a clear location from the seller or agent.
Is this a legal survey?
No. It’s a drone survey, so measurements and boundaries are indicative and meant for planning. For a legal boundary you need the Land Office, and for title you need a lawyer. We can arrange a certified cadastral survey — the official legal boundary survey — separately if you need one.
Can I send it to my architect?
Yes. It’s a private link that opens in any browser, so an architect, an engineer, a partner or a lender can all look at the same model without installing anything. Most of the value shows up in that conversation.
Can I add the consultation later?
Yes, and most people do. The questions you want to ask usually only become clear once you have opened the model and started imagining something on it. Adding it later costs the same ฿20,000 and you keep everything you already have.
What if it tells me not to buy?
Then it just paid for itself. We don’t sell land and we take no commission, so we’ve got nothing to gain from you going ahead. Several clients have walked away from a plot after seeing their analysis, and that’s the analysis working.

Under the hood, for the technical reader

Capture is drone photogrammetry, processed to a bare-earth digital terrain model and a surface model with an orthomosaic base. Analysis covers topographic contours, elevation, slope classes with slope-profile cross-sections, surface-water flow paths, solar aspect and a sun-path shadow study, buildable platform zones with indicative cut and fill, and a green-zone read against the Koh Phangan building regulations. Delivered in WGS 84 / UTM 47N, heights stated above mean sea level. No RTK ground control, so accuracy is planning-grade.

What this isn’t

It’s a drone survey, not an RTK ground survey. Measurements, contours and boundaries are indicative, for planning and visualisation. It isn’t a certified cadastral survey and can’t be used for legal, boundary or title purposes, and it doesn’t replace your lawyer’s title check. A certified cadastral survey can be arranged separately.

We don’t sell land, design houses or build them. That’s deliberate. We’ve nothing to gain from what you decide, so there’s no reason for us to talk a plot up or down.
