We are onboarding a small number of villas across Koh Phangan.

A normal listing shows a set of chosen photographs and a list of facts. Everything between those photographs, the guest imagines — and what they imagine is where the questions and the disappointments come from.
What your villa becomes

Its rates and dates are placeholders until its owner confirms them, so read it as the presentation rather than as a listing. We do not manage this villa and make no claim about how it performs.

The villa becomes something a guest can move through from wherever they are — room to room, the layout, the grounds, how it sits on its land. We do that at our cost.
You review the villa before anyone else does and tell us what to change — the name, the description, the rooms, the rates, the amenities. Nothing goes live until you are happy with it.
The villa appears on LandWise Stay and in our marketing. A guest explores it, then enquires — and your existing booking process carries on exactly as it does now.
Founding villas
LandWise is new on the island and we would rather prove it than describe it. For the founding villas we cover the work.
You take the guest’s payment as you do now. You pay LandWise nothing unless we send you a booking, and nothing at all on bookings that come through your own channels. We agree the terms with you in writing before the villa goes live, and they are recorded for that villa.
Airbnb, Booking.com, your own site, WhatsApp, a manager who handles it all — none of that changes. LandWise is another way for a guest to find the villa and understand it properly before they get in touch.
Both give you a private calendar link. Share yours and we read it, so a guest is never offered dates you have already sold.
We only ever read it. We do not change anything in your account and we never take a booking on your behalf. It is a periodic read rather than instant sync, so treat it as a guard against obvious clashes — you stay the one who confirms a booking.
A guest who has already walked the villa knows the layout, the rooms and the outdoor space before they message you. There is less to explain and less to correct.
The whole property is visible in advance — including the parts a photograph set usually leaves out. What a guest booked is what they walk into.
Every villa on LandWise Stay is one we have physically been inside. The presentation is the property itself rather than a selection of angles.
LandWise is on Koh Phangan. We come to the villa ourselves, and the person who answers your message is the person who handles it.
Every villa on LandWise Stay is one we have physically captured. Nothing here is generated, nothing is assembled from photographs an owner sent us, and nothing is a guess about a place we have not stood in. If we have not been there, it does not become a LandWise Stay villa.
That is also the constraint on how fast we can grow, and why we are onboarding a small number of villas rather than listing everything on the island.

No. LandWise Stay is another way for guests to find and understand the villa. Keep every channel you use now — most owners will, and we have built for that rather than against it.

For founding villas the capture, the build, the listing and the hosting are free. LandWise takes 10% of bookings we bring you, and nothing on bookings you get anywhere else. The rate is agreed with you in writing before the villa goes live and is recorded per villa.
Usually half a day on site. The villa should be clean and guest-ready, with the interior, exterior and grounds accessible — the walkthrough shows what is there on the day.
No. Someone needs to let us in and the property needs to be ready, but you do not have to be there yourself.
Yes, and that step is not optional on our side. You see the finished villa first and correct anything about it — the details are yours. What you cannot change is the capture itself: it shows the property as it is, which is the whole reason a guest trusts it.
It reaches you or whoever handles bookings for the villa, with the dates and the guest’s details, and you carry on from there.
